A Great Awakening

La Raya Land Co.

Tuxcueca | South Shore of Lake Chapala

Water, mountain, landscape, legacy

On the south shore of Lake Chapala, where native landscape, rural life, the lake and Cerro García meet, La Raya is born: a residential and legacy property of 60 lots across more than 30,000 m², conceived to grow in value over time.

A low-density community

Urban design, architecture, landscape and sustainability come together as a single experience. The balance between homes and open space puts living in nature first, weighing greenery and privacy in equal measure.

Master plan

Preserve before you build

A conceptual master plan shaped by the land itself: roads, walking routes, green areas and shared spaces. Every decision weighs orientation, topography, relationship to the landscape and architectural program. A variety of lot sizes allows distinct homes within a shared identity.

Lots from 300 to 472 m², with frontages of 12 to 24 meters and depths of 17 to 31 meters.

A place that keeps its scale

La Raya sits between Jocotepec and the entrance to San Luis Soyatlán, an emerging destination on the shore of Mexico’s largest lake. The main entrance is on Federal Highway 15, with a direct connection to southern Guadalajara, and less than 40 minutes from the “Pueblos Mágicos” of Ajijic and Mazamitla.

2020 – 2030 timeline

A new geography of value

Land value no longer depends on location alone: it reflects landscape, limited availability, connectivity and the ability to keep a distinct identity. Real estate interest is moving from the established north shore toward lower-density areas with greater potential, like the south shore.

  1. 2020 – 2021

The pandemic reshapes how people live and accelerates remote work.

  2. 2021 – 2023

Demand grows for homes, land and natural settings outside big cities.

  3. 2023 – 2026

Southward growth and new kinds of residents widen interest in the lakeshore.

  4. Toward 2030

Well-located land and low density become assets in their own right.

Architecture

Belonging to the land

Local materials, native plants, a contemporary aesthetic and a living landscape in close conversation. Careful siting, deep shade, cross-ventilation and seamless indoor-outdoor flow. Passive architecture, rainwater harvesting and landscape as infrastructure.
